SERVICES AND FEES TO LANDLORDS

We are committed to being upfront and transparent particularly when it comes to our charges and fees. Our clients will generally choose from either a managed set up or tenant find (let only service).

The ‘Managed’ service includes: -

  • Letting advice and rental appraisal
  • Marketing
  • Accompanied viewings
  • Undertaking tenant referencing, which comprises of credit, employment, income and rental history checks
  • The ‘right to rent’ check and verification of identification
  • Supplying the AST (Assured Shorthold Tenancy Agreement)
  • Holding the tenancy deposit and providing deposit protection
  • Collection of rent via standing order
  • Production of a monthly rental statement and providing a detailed summary of income and expenditure at the end of each tax year
  • Comprehensive photographic and written inventory and schedule of condition
  • Organising (where required) an Energy Performance Certificate (subject to quote)
  • Arranging the landlords gas safety check
  • Arranging an EICR (Electrical installation condition report)
  • Arranging PAT tests (where landlords are providing portable electrical appliances)
  • Arranging Legionella disease risk assessment
  • Regularly checking legislative changes and ensuring compliance
  • Reading and recording utility meter readings and notifying the suppliers upon the change of tenancies
  • Organising property maintenance when required – (proactive and reactive)
  • Routine property inspections throughout the year
  • Check out inspection at the end of the tenancy
  • Return of the tenancy deposit

Our fee for letting and management is 12% inclusive of VAT (10% plus VAT) with a minimum charge of £54 inc VAT per month. In addition to the monthly commission, we do charge a setup fee at the tenancy commencement of £300 inc VAT (£250 plus VAT). This setup fee is charged on tenancy change overs, and is not applicable on a tenancy renewal.

Tenancy Extensions / renewals are charged at £75.00 inc VAT Administering claims to the TDS for deposit disputes £30.00 inc VAT per hour

  • The ‘right to rent’ check and verification of identification
  • Supplying the AST (Assured Shorthold Tenancy Agreement)
  • Holding the tenancy deposit and the deposit protection by the TDS (Tenancy Deposit Scheme) (The deposit is capped at a maximum of 5 weeks rent)
  • Collection of the first month’s rent
  • Production of an income and expenditure statement at start of tenancy
  • Comprehensive photographic and written inventory and schedule of condition at the start of tenancy
  • Reading and recording the utility meter readings and notifying the appropriate utility supplier on the change of tenancies.
  • Supplying both parties with copies of documentation

Our fee for providing the tenant find service is calculated at 15% of the agreed first 6 months’ rent inc VAT, subject to a minimum fee of £480 inc VAT.

We pride ourselves on not hiding behind small print, we do not add additional unagreed fees, nor do we make an additional charge or benefit from a commission in relation to organising any pre-tenancy or routine maintenance works via third parties.
